Email Message Customizations (address, vs. no address)

Some of my clients events are virtual (i.e. webinars) and some are at physical locations. How do we customize the Registration Approved email to show Venue and Address information only for the events at physical locations, and hide them for virtual events (i.e. webinars)? Thanks.
